Roles & Responsibilities
- Drive outright sale of commercial units (offices, retail shops, mixed-use spaces).
- Identify and onboard investors, corporate buyers, and channel partners.
- Negotiate pricing, payment plans, and commercial terms.
- Identify and acquire corporate tenants for office and retail spaces.
- Negotiate lease terms including lock-in, escalation, and security deposit.
- Monitor renewals, expansions, and vacancy management.
- Oversee CRM system for tracking leads (buyers & tenants).
- Monitor conversion ratios, lead aging, and pipeline tracking.
- Track booking amounts, installment schedules, and lease rentals.
- Coordinate with Accounts for payment follow-ups and outstanding tracking.
- Identify revenue leakage and ensure corrective action.
- Maintain long-term relationships with buyers and investors.
- Handle post-sale and post-lease coordination with CRM team.
- Conduct market benchmarking of commercial pricing in Pune.
- Track competitor projects and absorption trends.
- Suggest innovative sales campaigns for faster inventory movement.
Roles & Responsibilities
- Handle end-to-end procurement activities for real estate/construction projects.
- Prepare, review, and process Purchase Orders (POs) as per project BOQs.
- Source new vendors and maintain a strong supplier network within Pune.
- Negotiate pricing, payment terms, and contracts for cost-effective purchasing.
- Conduct comparative statements (CS) and vendor evaluation for approval.
- Verify vendor bills against POs, work orders, and delivery challans.
- Process vendor invoices and coordinate with accounts for timely payments.
- Prepare RA (Running Account) bills for contractors/sub-contractors.
- Ensure deduction compliance (TDS, retention, advances, penalties if applicable).
- Coordinate with Project Managers, Site Engineers, and Stores for material requirements.
- Monitor material dispatch and ensure timely delivery at site.
- Track material consumption vs BOQ and assist in cost control.
- Maintain complete purchase documentation (POs, quotations, agreements, GRNs, invoices).
- Prepare weekly/monthly MIS reports on procurement, billing status, and vendor payments.
- Maintain rate analysis and material cost database.
- Ensure audit-ready documentation for internal and statutory audits.
Roles & Responsibilities
- Review and approve architectural concepts, layouts, and working drawings.
- Ensure all drawings are aligned with project vision, cost parameters, and timelines.
- Supervise internal architects/draughtsmen and external design consultants.
- Approve material specifications and finishing standards.
- Lead coordination meetings with structural, MEP, landscape, and façade consultants.
- Work closely with Purchase, Billing, and Project teams for BOQ alignment.
- Oversee preparation and submission of drawings for approvals with local authorities (PMC/PCMC).
- Ensure compliance with Development Control rules, FSI, fire norms, and environmental clearances.
- Coordinate with liaison consultants for smooth sanction process.
- Conduct periodic site visits to ensure construction matches approved drawings.
- Supervise quality of architectural finishes and detailing.
- Identify design-related deviations and ensure corrective actions.
- Prepare project design progress reports for management review.
- Present design updates to the Managing Director and senior leadership.
- Support the marketing team with project design inputs, brochures, and layout presentations.
Roles & Responsibilities
- Conduct title verification and due diligence of land parcels.
- Review 7/12 extracts, property cards, NA orders, and zoning certificates.
- Draft and review Agreements to Sale, Sale Deeds, Lease Deeds, Development Agreements, JV Agreements, and MOUs.
- Prepare contractor agreements, vendor contracts, and consultancy agreements.
- Ensure compliance with RERA, Maharashtra Ownership Flats Act, and Transfer of Property Act.
- Coordinate for RERA registration and documentation.
- Coordinate with external advocates for ongoing litigation matters.
- Handle legal notices and draft replies in coordination with senior management.
- Vet customer agreements and ensure compliance with approved formats.
- Handle cancellation cases and refund disputes legally.
- Support CRM and Sales teams on legal clarifications.
- Draft and review Leave & License Agreements, Commercial Lease Deeds, and CAM agreements.
- Structure lease terms including lock-in periods, escalation clauses, and security deposits.
- Handle lease renewals, amendments, and termination documentation.
- Maintain updated repository of all land, project, and legal documents.
- Prepare periodic legal MIS reports for the Managing Director.
Roles & Responsibilities
- Implement and maintain quality control procedures at construction sites.
- Conduct regular site inspections to ensure work is executed as per approved drawings and standards.
- Monitor material quality and ensure compliance with project specifications.
- Prepare and maintain quality documentation, checklists, and reports.
- Coordinate with project managers, site engineers, and contractors to resolve quality-related issues.
- Ensure adherence to safety and regulatory standards.
- Identify quality issues and implement corrective and preventive actions.
- Maintain records in 4Velocity software and ensure proper documentation updates.
Roles & Responsibilities
- Lead and manage the end-to-end real estate sales cycle from lead generation to deal closure.
- Achieve monthly, quarterly, and annual sales targets set by management.
- Handle customer inquiries through calls, walk-ins, and digital platforms.
- Conduct site visits and present project details, pricing, and payment plans to potential buyers.
- Maintain and update leads, prospects, and client data in CRM software.
- Track sales pipeline, follow-ups, and lead status for effective sales management.
- Build and maintain relationships with channel partners, brokers, and real estate consultants.
- Generate sales through channel partner networks and strategic collaborations.
- Coordinate with the marketing team for campaigns, events, and promotional activities.
- Ensure a smooth and professional customer experience throughout the sales process.
- Address client queries and provide timely updates on project progress and documentation.
- Stay updated on market trends, competitor projects, and pricing strategies.
- Provide market insights and feedback to management for sales strategy improvements.
- Prepare and submit regular sales reports, MIS reports, and performance updates.
